Where the numbers come from. Illinois Department of Revenue real estate transfer declarations (PTAX-203), sales dated July 1, 2024 to June 30, 2026, pulled September 24, 2026. Each sale is confirmed inside the town by its parcel number in the county’s records, and only arm’s-length sales count: portfolio purchases, bank-owned and court-ordered sales, sales between related parties and sales whose filer said the price was not market value are left out. Price is the declared price less personal property. A median appears only where at least six sales qualify. Time to sell is the seller’s own estimate on the declaration, for sellers who put the building on the market. Elk Grove Village’s report covers industrial sales in the 12 months to June 30, 2026, and North Chicago’s counts industrial sales only. Every figure here is the one printed in that town’s own market report on this site. Aggregates only. Next update: late November 2026, for sales through September 30.

Jason’s deals come from his public Sold & Leased ledger. Distances are straight-line miles from the center of the town you pick, or from your location if you share it. Your location stays in your browser; nothing is sent or saved.

A town median is not your building’s price.

Size, condition, the lease and who is buying right now set the number. Jason pulls the sales that match your building and tells you what it would sell for, and how long it would take.
