Three brothers bought a commercial building, converted it into six apartments and leased every unit themselves. The sale almost died over one letter: the buyer’s attorney wanted the village to confirm the residential use in writing, and records requests had already burned two weeks. Jason went to village hall in person and came back with the letter in about thirty minutes. It closed all cash.

What do commercial buildings sell for in Wauconda?
In the two years to June 30, 2026, the Village of Wauconda recorded 36 arm’s-length sales of office, retail, commercial and industrial property, at a median price of $321,000 — 16 in the latest 12 months and 20 in the year before.
| Property type | Sales | Median price |
|---|---|---|
| Industrial | 20 | $248,500 |
| Retail & commercial | 16 | $432,500 |
| Office | 0 | — |
| All | 36 | $321,000 |
A group median appears only where enough sales qualify. No office sale was recorded.
| Period | Sales | Median price |
|---|---|---|
| Latest 12 months | 16 | $321,000 |
| The year before | 20 | $297,500 |
The mix of property types changes from year to year, so these two medians are not a price trend.
Industrial buildings sold at a median of $91 per square foot, across the 13 single-parcel industrial sales matched to a building area on record, for a typical building of about 2,100 SF; the 13 ranged from $56 to $120 per square foot. The report gives retail and commercial buildings no per-square-foot figure: in those sales the land and the tenant often set the price as much as the building does, so a per-square-foot median would mislead.
How long does it take to sell a commercial building in Wauconda?
The state record is too thin to say. Five of the 36 sellers reported a marketing time, and four of them had put the building on the market: too few for a median.

Sales are counted per transaction; one sale may cover several parcels, and a building resold on the same day is counted once, at the final price. Price excludes personal property. Price per square foot uses single-parcel industrial sales matched to the building area on record. Marketing time is the seller’s own estimate (5 of the 36 sales report it). A group median appears only where enough sales qualify. Filings can trail a sale by weeks, so the latest quarter may still rise slightly. Aggregates only. Next update: late November 2026, for sales through September 30.

Why Wauconda sellers hire Jason
Beyond pricing, marketing and negotiating, a seller gets the bench Jason has built over years of closings. Across the Chicago area, Jason has closed deals from 1,500 to 98,905 square feet and has sold contractor units, mixed-use, multifamily, medical and office buildings, manufacturing warehouses and national retail stores.
What a Wauconda sale has to answer
Like for like
Wauconda industrial runs from small units to large buildings: the typical building behind the report’s industrial price per square foot was about 2,100 SF, while Karl Ct’s 25 parcels hold 628,265 SF. A value for either has to come from sales of the same size and kind.
The tax bill
A buyer underwriting a Wauconda industrial building will ask what it pays. The median industrial parcel pays about $2.24 per square foot a year, at a composite rate near 8.52%, so the number belongs in hand before a buyer runs the NNN costs.
What the village confirms
When a building’s use no longer matches its zoning district, a buyer’s attorney will usually ask the village to confirm the use in writing. At 126 W Maple Ave in Mundelein, records requests burned two weeks; the letter took about thirty minutes in person at village hall. Get it before you list, not during attorney review.
Which buyer
A downtown building with a storefront and an apartment upstairs has two buyer pools: an owner-user who takes the storefront and lets the apartment help carry the mortgage, and an investor who holds both incomes. The marketing has to reach both.
People and tools Jason can bring to your sale
- A tested starting point — Mainstreet commercial contract forms, reviewed and revised by many attorneys over the years, give your attorney an established starting point and can reduce drafting time.
- Flat-fee counsel — real estate counsel who works on a flat rate, when you want one.
- Fast environmental — environmental consultants who turn time-sensitive reports around quickly.
- Lenders who answer — lenders who pick up Jason’s call directly and get a buyer’s financing moving.
- Village zoning, handled — Jason works zoning and use questions directly with the village.
- Honest trades — roofers, window contractors and other trades with fair pricing, to get a building ready to sell.
- No competing portfolio — Jason doesn’t own or develop commercial property, so no building of his ever competes with yours for a buyer.
Value, likely buyers, marketing and closing are laid out in Jason’s guide to selling commercial property.

Wauconda’s zoning code (Chapter 155 of the Village Code) sorts commercial property into six districts: CB Central Business, GB General Business, RB Retail Business, CR Commercial Recreation, OR Office and Research, and LI Limited Industrial. The code’s use table marks each use as permitted, conditional (it needs a conditional use permit) or temporary. Here is how they divide.
CB Central Business is the downtown business district; GB General Business and RB Retail Business carry most other retail and service uses. RB has its own rule on size: a use the table permits is permitted only in a building under 10,000 SF, and at 10,000 SF or more it needs a conditional use permit (Sec. 155.022(f)).
CR Commercial Recreation is the district for commercial recreation uses. OR Office and Research is written into the code, but the 2025 zoning map shows no land in it.
LI Limited Industrial is Wauconda’s one industrial district, for warehouse, flex and light-industrial users.
Height, rear-yard coverage and setback rules are under review in 2026 (zoning case ZC26-05), so confirm the bulk rules for a specific parcel before you design or sign.
