310 Melvin Dr
Sky Harbor Business Park: a 22-unit, 38,534 SF flex campus that a family inherited with more than two dozen tenants and a rent roll nobody fully understood.
Jason got every tenant current and mapped, leased the vacancies, ran a competitive, tour-driven marketing process and carried the estoppels across the tenant base to an institutional close. Read the case study →
3000 Madison St
A 98,905 SF brick manufacturing and warehouse campus, bought for a national online furniture retailer.
When a property-tax bill of roughly $247,000 a year broke the buyer’s numbers, Jason brought in a Cook County Class 6B specialist; the incentive came through in about 45 days, cut the taxes to roughly $112,000 a year, and the sale closed. Read the case study →

How many industrial buildings sell in North Chicago?
In the two years to June 30, 2026, the City of North Chicago recorded 3 arm’s-length sales of industrial property (Illinois Department of Revenue transfer declarations): too few for a median price, so the record shows a count only.
| Property type | Sales | Median price |
|---|---|---|
| Industrial | 3 | — |
A group median appears only where at least six sales qualify, so industrial shows a count only.
| Inside the city | Recorded |
|---|---|
| Industrial parcels with a building | 70 |
| Building area | about 3,129,622 SF |
Recorded entries, not a market rate.
The record gives no price per square foot: none of the 3 industrial sales can be measured against a building area. With so few sales inside the city, a buyer prices a North Chicago industrial building mostly on its own rent, condition and costs, and on comparable sales from a wider area. Source: Illinois Department of Revenue real estate transfer declarations (PTAX-203) for office, retail, commercial and industrial property in North Chicago, sales dated July 1, 2024 to June 30, 2026; pulled September 24, 2026. Each sale is confirmed inside the City of North Chicago by its parcel number in Lake County’s own records. Arm’s-length sales only. Left out: transfers of an entity or beneficial interest rather than a deed; quit-claim, trust, sheriff’s and judicial deeds; sales between related parties, of a partial interest, court-ordered, in lieu of foreclosure, by condemnation, short sales, bank-owned (REO) sales, relocation-company sales and simultaneous trades; sales flagged as likely portfolio or linked multi-property purchases, including purchases with properties in other towns; sales with no price or under $10,000; and sales whose filer said the price was not market value or was affected by the circumstances of the sale. Sales are counted by transfer declaration; one declaration may cover multiple parcels, and a building resold on the same day is counted once, at the final price. Price is the declared price less personal property. Marketing time is the seller’s own estimate on the declaration (5 of the 11 sales report it). A group median appears only where at least six sales qualify. Filings can trail a sale by weeks, so the latest quarter may still rise slightly. Aggregates only. Next update: late November 2026, for sales through September 30.
Industrial parcels: Lake County parcel records, each parcel inside the City of North Chicago in Lake County’s parcel map, industrial assessor class, with a recorded building area; queried September 25, 2026. Parcel counts and building areas are recorded entries, not a market rate.
Why North Chicago industrial owners hire Jason
Beyond pricing, marketing and negotiating, a seller gets the bench Jason has built over years of closings. Across the Chicago area, Jason has closed deals from 1,500 to 98,905 square feet, among them contractor units, manufacturing warehouses, a distribution building and a 22-unit flex campus.
What a North Chicago industrial sale has to answer
What the price rests on
North Chicago recorded 3 arm’s-length industrial sales in two years. With that few, a buyer has little inside the city to price against, so the comparable sales come from a wider area and the building’s own rent, condition and costs carry more of the price.
A rent roll a buyer can underwrite
A multi-tenant building sells on its rent roll. At Sky Harbor Business Park in Northbrook, Jason got every tenant current and mapped and filled the vacant units before marketing, then carried estoppels across the whole tenant base to close.
The cost of owning it
A buyer underwrites the tax bill as well as the price. At 3000 Madison St in Bellwood, a property-tax bill broke a buyer’s numbers until a Cook County incentive cut it. A seller with the building’s own tax bill and operating costs in hand answers that question before it can stall a deal.
Who the buyer is
An industrial building can sell to a business that will occupy it or to an investor buying its income. Jason prices and markets it to the likely buyer pool: owner-users, investors and 1031 exchange buyers.
People and tools Jason can bring to your sale
- A tested starting point — Mainstreet commercial contract forms, reviewed and revised by many attorneys over the years, give your attorney an established starting point and can reduce drafting time.
- Flat-fee counsel — real estate counsel who works on a flat rate, when you want one.
- Fast environmental — environmental consultants who turn time-sensitive reports around quickly.
- Lenders who answer — lenders who pick up Jason’s call directly and get a buyer’s financing moving.
- City zoning, handled — Jason works zoning and use questions directly with the city.
- Honest trades — roofers, window contractors and other trades with fair pricing, to get a building ready to sell.
- No competing portfolio — Jason doesn’t own or develop commercial property, so no building of his ever competes with yours for a buyer.

What Can You Open in North Chicago?
North Chicago’s zoning ordinance (adopted in 1998; the City’s posted copy is updated through July 6, 2026) has four industrial and research districts, listed here: M1 Limited Industrial, M2 General Industrial, M3 Intensive Industrial and OR Office and Research. A warehouse is permitted by right in all four. Truck terminals and transfer companies need a special use in every one of them, M3 included; truck and RV storage is permitted in M2 and M3; and any outdoor storage yard needs a six-foot solid fence. The City has hired a consultant to write a Unified Development Ordinance that will replace this code, expected around fall 2027.
