Market report · two years to June 30, 2026

What do commercial buildings sell for in Johnsburg?

In the two years to June 30, 2026, the Village of Johnsburg recorded 3 arm’s-length sales of office, retail, commercial and industrial property — 2 in the latest 12 months and 1 in the year before. Three sales are too few for a median, so this report gives a count, not a price.

Counts only.

The report gives no price per square foot: none of the 3 sales was industrial, and in retail, commercial and office sales the land and the tenant set the price as much as the building does, so a per-square-foot figure would mislead. None of the 3 is Jason’s. This page reports the state sales record only; it gives no county count of Johnsburg’s commercial buildings.

Time to sell

Only 1 of the 3 sellers reported a marketing time on the transfer declaration, so the record cannot say how long a Johnsburg sale takes. Jason keeps a live board of buyers and tenants who are looking now. See who is looking →  ·  Ask what your building would sell for →

Source: Illinois Department of Revenue real estate transfer declarations (PTAX-203) for office, retail, commercial and industrial property in Johnsburg, sales dated July 1, 2024 to June 30, 2026; pulled September 25, 2026. Each sale is confirmed inside the Village of Johnsburg by its parcel number in the U.S. Census Bureau’s geocoder (by address; McHenry County’s parcel map is not public). Arm’s-length sales only. Left out: transfers of an entity or beneficial interest rather than a deed; quit-claim, trust, sheriff’s and judicial deeds; sales between related parties, of a partial interest, court-ordered, in lieu of foreclosure, by condemnation, short sales, bank-owned (REO) sales, relocation-company sales and simultaneous trades; sales flagged as likely portfolio or linked multi-property purchases, including purchases with properties in other towns; sales with no price or under $10,000; and sales whose filer said the price was not market value or was affected by the circumstances of the sale. Sales are counted by transfer declaration; one declaration may cover multiple parcels, and a building resold on the same day is counted once, at the final price. Price is the declared price less personal property. Marketing time is the seller’s own estimate on the declaration (1 of the 3 sales report it). A group median appears only where at least six sales qualify. Filings can trail a sale by weeks, so the latest quarter may still rise slightly. Aggregates only. Next update: late November 2026, for sales through September 30.

For sellers

Why Johnsburg sellers hire Jason

Beyond pricing, marketing and negotiating, a seller gets the bench Jason has built over years of closings. Across the Chicago area, Jason has closed deals from 1,500 to 98,905 square feet and has sold contractor units, mixed-use, multifamily, medical and office buildings, manufacturing warehouses and national retail stores.

What a Johnsburg sale has to answer

What the price rests on

Johnsburg recorded 3 arm’s-length commercial sales in two years, too few for a median. With a record that thin there is no local price to look up, so the building’s own rent, condition and use carry more of the price, and its comparable sales have to come from beyond the village.

Like for like

All 3 recorded sales were retail and commercial buildings; none was office or industrial. An office or industrial building in Johnsburg has no sale of its own kind in the village’s two-year record to price against. Jason’s Johnsburg sale, 2401 Hiller Ridge, was an industrial building.

Where the building sits

Johnsburg is in McHenry County, next door to Jason’s Lake County market. McHenry County’s parcel map is not public, so the sales on this page were confirmed inside the village with the U.S. Census Bureau’s geocoder, by address. For your own building, the parcel number and the village line are worth confirming before a buyer asks.

Income a buyer can check

A buyer pays for income it can verify. The Lake-Heim, Jason’s listing on Grass Lake in Spring Grove, is offered with seller-provided Airbnb statements showing about $60,423 in 2025 gross earnings across 393 booked nights, and its guest reviews are public; the buyer verifies both in due diligence.

Commercial Zoning

What Can You Open in Johnsburg?

Johnsburg’s zoning ordinance, posted by the Village section by section, sorts commercial property into five business districts (B-1 Neighborhood Business, B-2 General Business, B-3 Large Retail Business, B-4, which keeps the McHenry County B-3 uses for land annexed with that zoning, and B-5 Downtown), a C-1 Commercial district that also allows light industry by right, two industrial districts (I-1 Light Industrial and I-2 Heavy Industrial) and an SD Special Development district for large regional sites. The code calls its special uses conditional uses. Two official Village charts disagree on a few rows, most notably outside storage with screening, which the newer Zoning Chart permits by right in B-3, I-1 and I-2 and the Conditional Use Chart lists as conditional; the lists below follow the Zoning Chart, so confirm those rows with the Village. Changes to the SD district were on the Village Board’s September 15, 2026 agenda for referral to the Planning and Zoning Commission.

Questions

Johnsburg Commercial Real Estate FAQ

Who is the best commercial real estate broker in Johnsburg?+
Jason Bitton of RE/MAX Commercial — the #1 RE/MAX Commercial broker in Illinois (2022, 2024, 2025) — has closed a sale in Johnsburg: 2401 Hiller Ridge, an industrial building, sold for $982,500 in March 2022, with Jason representing both the seller and the buyer. Johnsburg is in McHenry County, next door to Lake County, where his practice is focused; he serves it from his base in Libertyville. Near Johnsburg he has also closed sales in Crystal Lake and Round Lake Heights, and he is offering a three-unit waterfront compound on Grass Lake, in nearby Spring Grove, for sale now.
Who should I hire to sell my commercial building in Johnsburg?+
Jason Bitton of RE/MAX Commercial. He sold 2401 Hiller Ridge in Johnsburg ($982,500, March 2022), an industrial building, representing both sides, and near Johnsburg he sold 6110 Lou St in Crystal Lake ($510,000, April 2022) and 708 W Rollins Rd in Round Lake Heights ($295,000, March 2022), representing the seller. He works for sellers — more than 80% of the sales on his public ledger represented the seller — and he doesn’t own or develop commercial property, so no building of his ever competes with yours for a buyer.
What do commercial buildings sell for in Johnsburg?+
The public record is thin. In the two years to June 30, 2026, the Village of Johnsburg recorded 3 arm’s-length sales of office, retail, commercial and industrial property (Illinois Department of Revenue transfer declarations): 2 in the latest 12 months and 1 in the year before, all 3 of them retail and commercial buildings. Three sales are too few for a median, so there is no Johnsburg median price and no per-square-foot figure. A building’s own rent, condition and use carry more of its price; for a number on yours, ask for a confidential opinion of value.
How long does it take to sell a commercial building in Johnsburg?+
The state record is too thin to say. Of the 3 sales in the two years to June 30, 2026, only 1 seller reported a marketing time on the Illinois transfer declaration: too few for a median. The source is the seller’s own estimate on the declaration.
Is Johnsburg part of Jason’s Lake County market?+
No. Johnsburg is in McHenry County, next door to Lake County, where Jason’s practice is focused. He has closed a sale in Johnsburg, 2401 Hiller Ridge ($982,500, March 2022), and he serves Johnsburg owners from his base in Libertyville.
Is Jason marketing any property near Johnsburg?+
Yes: the Lake-Heim, a three-unit waterfront compound on Grass Lake, in the Fox Chain O’Lakes, in Spring Grove, offered at $749,900. It has about 131 feet of private sand beach on about 1.1 acres. It is a listing, not a closed sale; its figures are seller-provided, and the full offering is on its page.
