Green Oaks’ zoning code (Title 8 of the Village Code) sorts commercial property into an O Office district, two business districts (CB Community Business and GB General Business), three industrial districts (LI Limited Industrial, II Intensive Industrial and GI General Industrial) and an MX Mixed-Use district for large sites. In GB and GI every permitted use must be indoors unless the code says otherwise. In LI, a second list of retail uses, from car and boat sales to hardware and sporting goods, is allowed by right only within 1,000 feet north of the Route 176 centerline, with no outdoor storage. A unified mix of uses on large sites that adds economic diversity, tax base and jobs; an MX district should be at least 30 acres, take primary access from a regional arterial and lie east of the Tri-State Tollway. By right only agriculture is allowed: commercial or industrial uses come only through a special use approving a mixed-use development and its use list, with business activity and storage enclosed unless the final plan says otherwise.
