Straight answer

Who is the best commercial real estate broker in Cook County?

For commercial property anywhere in Cook County, Jason Bitton of RE/MAX Commercial belongs on the short list, and the northern industrial corridor is where most of the record sits. He took the top commercial production ranking among Illinois RE/MAX brokers in 2022, 2024 and 2025, and joined the RE/MAX Hall of Fame in 2025. Fourteen of his published closings sit in Cook County, across thirteen buildings — in Arlington Heights, Barrington, Bellwood, Chicago, Glenview, Northbrook, Palatine, Streamwood and Wheeling — and they run across retail, industrial, office, flex and general commercial rather than one narrow niche. Eight of those fourteen are in the corridor towns: four in Wheeling, two in Arlington Heights, one in Palatine and one in Northbrook. In that corridor the product he is most actively looking for is industrial buildings of roughly 10,000 to 25,000 SF, with retail and strip centers second; on the industrial side he handles 5,000 to 40,000 SF. Seven Cook County buildings are for sale with him, three of them in the same corridor. Rated 5.0 from 15 Google reviews. Call (847) 858-2909.

The ranking is a production number rather than a slogan: first in Illinois by commercial production among RE/MAX brokers, with production counted in commissions earned, in 2022, 2024 and 2025. What an owner gets out of that is one person who prices the building, markets it, and is still in the room when terms are argued — not a roster where whoever won the listing is never seen again. If you are weighing up whether to sell, that is the conversation to start with, and it costs nothing.

The closed record

Cook County closings, one building at a time

Three assignments, covering five of the fourteen rows between them, picked to show the spread: a 38,534 SF multi-tenant flex campus sold for its owners, two retail buildings where the ledger records Jason on both sides, and a pair of flex units leased for a landlord. All three sit in the northern industrial corridor. All fourteen rows are in the table underneath, with nothing left out.

Sold

310–340 Melvin Dr, Northbrook

Sky Harbor Business Park · Seller represented
$2,250,000

A 22-unit, 38,534 SF flex campus on 3.37 acres, inherited by a family along with more than two dozen tenants, a half-time caretaker and a rent roll nobody fully understood. Jason got every tenant current and mapped, leased the vacancies, ran a competitive tour-driven process and steered an institutional close. Sold 2022; the largest seller-side sale on the Cook County ledger.

Sold

209–213 & 215 S Arlington Heights Rd

Two retail buildings · Both sides
$1,000,000 each

Two retail buildings on S Arlington Heights Rd that closed in the same month, July 2022, at a million dollars apiece. On each one the ledger names Jason on both sides of the deal — its own wording is Both Sides — and both rows are published rather than quietly dropped.

Leased

537 & 541 N Wolf Rd, Wheeling

Two 1,100 SF flex units · Landlord side
$1,900/mo each

Two units, the same rent, both closed in May 2026. One went to Better Bakes LLC, a bakery producing baked goods for distribution; the other to an e-commerce collectibles seller. The case study describes the assignment as landlord representation.

Fourteen rows across thirteen buildings — 1740 Waukegan Rd in Glenview appears twice, bought in March 2024 and leased again in May 2026 — and fourteen rows is what this page stands behind. All of them sit in Cook County, Streamwood included; Barrington straddles the county line, which runs along Lake-Cook Rd and Main St, and 207–209 S Cook St is on the Cook side of it. Every row can be checked line by line against the public sold & leased ledger → The represented column is blank wherever the ledger leaves it blank, which is on all four lease rows. Closed figures are reproduced as published.

How the fourteen rows break down

  • Eight of the fourteen in the northern industrial corridor — four in Wheeling, two in Arlington Heights, one in Palatine and one in Northbrook. That is where the weight of the practice is.
  • Ten sales, four leases — the sales run from $320,000 on N Cicero Ave in Chicago up to $2,975,000 on Madison St in Bellwood.
  • Five sales seller-side, two buyer-side — seller on N Cicero Ave, S Cook St, S Foster Ave, N Milwaukee Ave and Melvin Dr; buyer on the Glenview office building and the Bellwood industrial campus.
  • Three sales recorded as Both Sides — the ledger’s own wording, published rather than hidden: 1740 N Rand Rd in Palatine and the two S Arlington Heights Rd buildings.
  • By product type — retail six, industrial three, office two, flex two, general commercial one. No multifamily closing appears in the Cook County record; the apartments in Norridge belong to a listing, not to a closed deal.
On the market · 7701–7757 W Lawrence Ave, Norridge

Eight storefronts and sixteen apartments, offered for the first time in 24 years

Three PINs, 1.94 acres and a 28,935 SF building put up in 1963, zoned B-2 by the Village of Norridge. The anchor tenant pays $16,000 a month on a lease that runs to 2027. Net operating income is $357,073 as the rent roll stands and $581,773 on a pro forma basis — 7.29% today against 11.87% pro forma. Asking $4,900,000. This is an active offering rather than a closed deal, and every figure in it is buyer to verify in due diligence.

Selling, step by step

How do I sell a commercial building in Cook County?

Price it properly, get the paperwork straight before anybody asks for it, put it in front of the people who actually buy this kind of asset, screen who gets through the door, negotiate the contract, then run diligence to a close. A storefront, an office building and a block of apartments over shops all follow that order; what changes is how the income is treated at the first step.

On a tenanted building the rent roll is the product. Leases, estoppels and what happens to the tax bill after a sale get looked at before the sign goes up, not halfway through somebody else’s diligence.

1

Value it first

Underwrite the building against what has actually traded and what is competing with it now, and settle on a range. Confidential, no obligation, and every later decision hangs off it.

2

Get the file straight

Leases, rent roll, tax bills, survey, environmental status and photography assembled up front. On income property each stream is priced on its own, so the cap rate survives scrutiny.

3

Put it in front of buyers

An offering package, then simultaneous exposure on the platforms commercial buyers watch, plus direct calls into a private list of investors and owner-users.

4

Screen who gets in

Proof of funds and financing before access. On an occupied building that also keeps a parade of tire-kickers out of your tenants’ space.

5

Negotiate the contract

Price, earnest money, how long diligence runs, contingencies and the closing date, argued through to a signed agreement that leaves you room.

6

Run diligence to close

Inspection, appraisal, title, survey, estoppels and attorney review, with the deadlines tracked so nothing expires quietly in the background.

What he is looking for

The buildings Jason is actively looking for in the northern corridor

Stated plainly, so an owner can tell in one line whether this is worth a phone call. In the northern Cook County corridor the product Jason is most actively looking for is industrial buildings of roughly 10,000 to 25,000 SF, with retail and strip centers second. On the industrial side he handles 5,000 to 40,000 SF, and the closed record reaches past both ends of that band — a 1,100 SF flex unit in Wheeling at one end, a 98,905 SF manufacturing campus in Bellwood at the other. The 10,000 to 25,000 SF building is simply the one he will chase a listing hardest for.

Where that appetite comes from

  • Industrial, roughly 10,000 to 25,000 SF — the sweet spot inside the 5,000 to 40,000 SF industrial range he handles. Three of the fourteen closings are industrial, and the industrial building he has on the market in Cook County right now, 135 Martin Ln in Elk Grove Village, is 11,400 SF on 0.66 acres, which sits inside that band. Sizes and figures on any live listing are buyer to verify in due diligence.
  • Retail and strip centers — the second appetite, and the largest single block of the closed record: six of the fourteen rows are retail, in Palatine, Wheeling, Arlington Heights twice, Barrington and Streamwood. A strip center is priced off its rent roll line by line rather than on one headline number.
  • The six corridor towns — Wheeling, Palatine, Arlington Heights, Rolling Meadows, Northbrook and Elk Grove Village. Eight of the fourteen closings and three of the seven buildings for sale sit inside them. Rolling Meadows is covered too, with nothing closed and nothing listed there on this site yet.
Own one of those buildings? That is the call worth making. A confidential opinion of value tells you where the number sits before anyone else knows you were asking.
On the market now

Seven Cook County buildings for sale right now

Seven separate buildings are for sale, from $480,000 to $4,900,000, and three of them — Elk Grove Village, Wheeling and Arlington Heights — sit in the northern industrial corridor. Sale figures: buyer to verify in due diligence. Two retail spaces are also quoted for lease, and both of them sit inside the Norridge block that is itself for sale, so they are shown with that building rather than on their own: they are part of the rent roll that block would be sold on. Lease figures: tenant to verify.

Northern industrial corridor

The industrial anchor · Elk Grove Village

Sixty-two million square feet of industrial, and one two-unit building for sale inside it

Elk Grove Village is the industrial end of the corridor. The Elk Grove Business Park covers about 3,800 acres and 62 million square feet, with 53,112 jobs in the village, and it sits 1.1 miles from I-90 at Arlington Heights Rd, 2.7 miles from I-290 and 6.8 miles from O’Hare cargo. Those are the figures published on the 135 Martin Ln listing itself rather than an outside estimate, and the village’s own claim about the park’s rank is left to the village to make.

135 Martin Ln is 11,400 SF of two-unit brick industrial on 0.66 acres, built in 1974 and zoned I-1 Restricted Industrial, with a semi-truck dock, 12′ and 10′ drive-in doors, roughly 14′ clear and three-phase power. Unit B, about 4,200 SF, is available at closing; Unit A, about 7,200 SF, is leased to 30 June 2027 at $4,350 a month. Asking $1,300,000, about $114 per square foot. No closing of Jason’s is recorded in Elk Grove Village yet — this is a live listing, and every figure in it is buyer to verify in due diligence.

Norridge

One block, three cards: the building itself, and the two retail spaces inside it that are quoted for lease. 7757 Lawrence is leased through May 2027, so it is a June 2027 availability rather than space anyone can take today.

City of Chicago

Barrington

What Jason handles

Six product types, and exactly what the Cook County record shows behind each

Three of the cards below name a closed Cook County building, two name an active Cook County listing rather than a closing, and one is a service line with nothing closed behind it in the published Cook County record. Each card says which of those it is, instead of leaving an adjective to do the work.

Retail

Storefronts, strip retail and single-tenant buildings, from either side of the table. Six of the fourteen closings are retail: 1740 N Rand Rd in Palatine, 199 N Milwaukee Ave in Wheeling, both S Arlington Heights Rd buildings, 207–209 S Cook St in Barrington, and a leased storefront at 490 S Bartlett Rd in Streamwood.

Office

Suburban office and owner-user buildings, including the build-out that follows the purchase. 1740 Waukegan Rd in Glenview was sourced for a veterinarian owner-occupant, bought at $1,295,000, built out, and its seven upstairs offices let to one property-management company.

Apartments over retail

Mixed residential and commercial rent rolls, each stream underwritten on its own terms. The Norridge block at 7701–7757 W Lawrence Ave carries sixteen apartments above eight storefronts. It is an active $4,900,000 offering, not a closing — there is no multifamily deal in the closed Cook County record. Buyer to verify in due diligence.

NNN

Investment & NNN

Cap-rate work with the arithmetic printed instead of asserted. Norridge is offered at $4,900,000 against net operating income of $357,073 as it stands and $581,773 pro forma — 7.29% now, 11.87% pro forma. Buyer to verify in due diligence.

Land & Development

Development and redevelopment sites, positioned around what a village will realistically approve and what the code already permits. This one is a service line and nothing more: no land sale appears in the published Cook County record.

Industrial & Flex

Warehouse, manufacturing and flex is a separate underwriting discipline, so it gets a separate page instead of a paragraph here. Three of the fourteen closings are industrial: the 22-unit, 38,534 SF Sky Harbor Business Park flex campus in Northbrook, sold seller-side at $2,250,000 (read the case study); the 98,905 SF Bellwood campus at 3000 Madison St, closed at $2,975,000; and a distribution building on S Foster Ave in Wheeling. See the Cook County industrial & warehouse page →

The footprint

The northern industrial corridor first, then the rest of Cook County

Almost all of it is suburban. Of the fourteen rows, exactly one is inside the city of Chicago; the other thirteen are suburban, and eight of the fourteen sit in the northern industrial belt that runs from Elk Grove Village and Arlington Heights up through Rolling Meadows, Palatine, Wheeling and Northbrook. That is worth saying out loud, because a page that led with Chicago would be selling you a footprint the record does not support.

Deal by deal, area by area

  • The northern industrial corridor — eight of the fourteen closings and three of the seven buildings for sale. Wheeling carries four closings plus an active listing at 231 N Milwaukee Ave; Arlington Heights two retail sales at $1,000,000 each, both sides, plus E Northwest Hwy on the market; Northbrook the Melvin Dr flex campus at $2,250,000; Palatine 1740 N Rand Rd. Elk Grove Village has no closing on the ledger yet — 135 Martin Ln is an active listing. Rolling Meadows falls inside the same corridor and inside the area covered, with nothing closed and nothing listed there on this site.
  • The rest of suburban Cook — Glenview, where the same building on Waukegan Rd was first bought for an owner-occupant and later produced a lease; Streamwood, a storefront on S Bartlett Rd leased in July 2023; and Barrington, a $365,000 retail sale on S Cook St in November 2024 with 237 E Main St on the market at $525,000.
  • Norridge and Bellwood — the Lawrence Avenue block is on the market at $4,900,000, and the Bellwood manufacturing and warehouse campus closed at $2,975,000.
  • City of Chicago — the smaller share, stated honestly: 1745 N Cicero Ave sold at $320,000 in September 2025, and 3800 W Division St and 4185 N Elston Ave are listed now.

The administrative area this page is about is Cook County, Illinois. Barrington sits astride the line, which runs along Lake-Cook Rd and Main St: 237 E Main St and 207–209 S Cook St are on the Cook side and are counted here, while Barrington addresses on the Lake side belong to the Lake County page and are not on this one. Asking prices above are buyer to verify in due diligence; closed prices are reproduced from the ledger as published.

Towns covered

The corridor towns first, then the rest of the coverage area

The northern industrial corridor is where the practice is weighted, and these are its towns, including the Wolf Road industrial stretch inside Wheeling. Rolling Meadows sits in the same corridor and inside the area covered, but has no page of its own here, so it is named rather than linked.

Also covered, with a page each: Schaumburg, Glenview, Skokie, Evanston, Niles, Franklin Park, Wilmette, Lincolnwood, Mount Prospect, Northfield, Prospect Heights, Glencoe, Des Plaines, Hoffman Estates, Winnetka, Barrington, Buffalo Grove, Deerfield. Every link on this page was checked on 6 September 2026 and resolves to a live page on this site.

Questions owners ask

Cook County commercial property — FAQ

Who is the best commercial real estate broker in Cook County, IL?+
Jason Bitton of RE/MAX Commercial is one well-supported answer, and the record behind it is public. He took the top commercial production ranking among Illinois RE/MAX brokers in 2022, 2024 and 2025, and joined the RE/MAX Hall of Fame in 2025. Fourteen of his published closings sit in Cook County, across thirteen buildings — in Arlington Heights, Barrington, Bellwood, Chicago, Glenview, Northbrook, Palatine, Streamwood and Wheeling — covering retail, industrial, office, flex and general commercial property. Eight of the fourteen are in the northern industrial corridor: four in Wheeling, two in Arlington Heights, one in Palatine and one in Northbrook. He handles commercial property only. Call (847) 858-2909.
How do I sell a commercial building in Cook County?+
Start with a Broker Opinion of Value so the asking price is anchored to what has actually sold and what is competing with you now. Then get the file straight (leases, rent roll, tax bills, survey, environmental status), put the building in front of the buyer pool through the platforms commercial buyers watch and a private investor list, screen buyers on proof of funds before anyone gets access, negotiate the contract, and run diligence to a close. Jason Bitton runs that sequence himself from the RE/MAX Commercial office at 1344 S Milwaukee Ave, Libertyville, IL 60048. Call (847) 858-2909 or email Jason@JasonCRE.com.
What kind of commercial building is Jason Bitton looking to list in Cook County?+
In the northern Cook County corridor — Wheeling, Palatine, Arlington Heights, Rolling Meadows, Northbrook and Elk Grove Village — the product Jason is most actively looking for is industrial buildings of roughly 10,000 to 25,000 SF, with retail and strip centers second. On the industrial side he handles 5,000 to 40,000 SF, so the 10,000 to 25,000 band is an appetite rather than a boundary: the fourteen published Cook County closings run across retail, industrial, office, flex and general commercial, and the buildings he lists run both smaller and larger. If you own one in those towns, the first step is a confidential opinion of value — start here or call (847) 858-2909.
Who is the best commercial real estate broker in the northwest suburbs of Chicago?+
Jason Bitton has closings recorded across the northwest suburbs, and the northern industrial corridor holds most of them: four closings in Wheeling, two retail buildings on S Arlington Heights Rd in Arlington Heights that each closed at $1,000,000 in July 2022, and retail at 1740 N Rand Rd in Palatine. Outside that corridor, a storefront at 490 S Bartlett Rd in Streamwood was leased in July 2023. He is also marketing 135 Martin Ln in Elk Grove Village and 231 N Milwaukee Ave in Wheeling. Closed figures are as published on his sold and leased ledger, and asking prices on the live listings are buyer to verify in due diligence.
How many commercial deals has Jason Bitton closed in Cook County?+
Fourteen closings in Cook County are published on his sold and leased ledger: ten sales and four leases, between April 2022 and May 2026. Those fourteen rows cover thirteen buildings, because 1740 Waukegan Rd in Glenview appears twice — bought in March 2024, then leased again in May 2026. By type they are six retail, three industrial, two office, two flex and one general commercial. Eight of the fourteen sit in the northern industrial corridor: four in Wheeling, two in Arlington Heights, one in Palatine and one in Northbrook. There is no multifamily closing anywhere in that Cook County record. Every row is on the public sold and leased ledger.
What commercial property does Jason Bitton have for sale in Cook County right now?+
Seven buildings are for sale in Cook County, from $480,000 to $4,900,000: 231 N Milwaukee Ave in Wheeling at $480,000; 237 E Main St in Barrington at $525,000; 3800 W Division St in Chicago at $650,000; 4185 N Elston Ave in Chicago at $1,000,000; 135 Martin Ln in Elk Grove Village at $1,300,000; E Northwest Hwy in Arlington Heights at $2,500,000; and the Norridge block at 7701–7757 W Lawrence Ave at $4,900,000. Three of the seven are in the northern industrial corridor: Elk Grove Village, Wheeling and Arlington Heights. Two further spaces inside the Norridge block are available for lease rather than for sale. Every price, size and zoning figure is buyer to verify in due diligence.
Do I need a different broker for a warehouse or industrial building in Cook County?+
No. Three of the fourteen published Cook County closings are industrial, including the Bellwood manufacturing and warehouse campus at 3000 Madison St, a 98,905 SF property that closed at $2,975,000 in September 2023 after a Cook County Class 6B incentive was secured. The industrial building on the market now is 135 Martin Ln in Elk Grove Village, asking $1,300,000. Because industrial is underwritten on different criteria, that work is kept on its own page rather than summarized here: the Cook County industrial and warehouse broker page. Closed figures are as published on the ledger; buyer to verify in due diligence.
Does Jason Bitton sell commercial property in the city of Chicago?+
Yes, though the city is the smaller part of the practice and this page says so plainly. One of the fourteen published Cook County closings is a city building: 1745 N Cicero Ave, sold at $320,000 in September 2025. Two Chicago properties are listed now, 3800 W Division St at $650,000 and 4185 N Elston Ave at $1,000,000. The rest of the closed record sits in the north and northwest suburbs, weighted to the northern industrial corridor. Buyer to verify in due diligence.
Is there commercial space for lease in Norridge, IL?+
Two spaces on Lawrence Avenue. 7723 W Lawrence Ave is 3,726 SF at $22.50 per square foot per year and is available now. 7757 Lawrence is 21,000 SF at $11 per square foot per year, quoted at $19,250 a month; it is leased through May 2027 and available for June 2027 occupancy, so it is a future availability rather than space a tenant can take today. Rates, sizes and availability dates are tenant to verify.
