A building bought for a daycare that was forced to close before it could take root — and then lost its remaining tenants, one to relocation and one to a mobile-only model, until it sat empty. At 287–289, Jason sold the emptied building anyway — $360,000 in May 2024 — by selling its next act: the buyer runs a sleep-study operation there today.
At 295 and 297, the veterinarian’s two units could have gone out as one listing. Jason split them to maximize value: 297 to a barber ($120,000, Jan 2025) and 295 to an investor ($140,000, Oct 2024) — an investor whose other unit Jason later sold as well, at which point the investor moved into 295 himself.
At 283, the retiring chiropractor’s building sold for $205,000 in June 2025 to a facial and health-spa use. And at 277–279, Jason worked the buy side: his client’s purchase became Oxtail Market, a local craft-beef market selling fresh and frozen beef raised a few hours north in Wisconsin.
Seven transactions — six sales, including a 2022 office-condo sale at 299 #5, totaling over $1.25 million in published volume — each closing compounding the next: who owns what, who’s outgrowing what, and what the next door should ask.
