What does the Commercial Property Lookup show?

The county record for every commercial and industrial parcel in Lake County, Illinois, plus eight Cook County towns (Arlington Heights, Barrington, Elk Grove Village, Norridge, Northbrook, Palatine and Wheeling in northern Cook, and Bellwood in west Cook): building size, land area, the county valuation, a computed property tax for Lake County parcels, and the last usable sale. Bellwood's records carry no building area, value or sale. Tap a result to see how it compares with its own town.

How is the property tax figure calculated?

For Lake County parcels only: the parcel's 2025 assessed value times the 2025 aggregate tax rate for its tax code, from the Lake County Clerk. It is a computed figure, not a tax bill. A computed figure above $8 per square foot is withheld. Cook parcels show no tax figure because this file carries no Cook tax rates.

Why is the Lake County valuation three times the assessed value?

Illinois sets a Lake County assessed value at one third of the assessor's market opinion, so the lookup multiplies it by three to put Lake and Cook on the same footing. Cook County publishes its assessor's market value directly.

Is the county valuation what my building would sell for?

No. It is the assessor's own market estimate, not an appraisal and not a listing price. Measured against the recorded sales since 2022 in the county files, before this lookup's price check on industrial sales (1,236 Lake and 403 Cook sales), the Lake County valuation shown here, which is the assessed value times three, has run about 82% of sale price (the assessed value alone about 27%), and Cook valuations about 95%, so treat the Lake figure as conservative. What does a blank sale price mean?

It means no usable price is on file for that parcel, not that the building never traded. Lake prices are the last disclosed price in the county record; Cook prices leave out sales the Cook County Assessor flags as multi-parcel, nominal or similar transfers. For industrial parcels in both counties, a price under $10 or over $250 per square foot of recorded building area is left out too, the same check the Elk Grove Village Building Lookup uses.

Which buyers and tenants appear when I open a property?

Active buyer and tenant requirements Jason is working on whose target area, property type and minimum size may fit that parcel. They are anonymous and come from his public requirement pages. A match means may fit, not a buyer for that building.
