Public record says what a building is. It does not say what it is worth today, who is looking for one like it right now, what the building down the street actually leased for, or whether the owner would sell. That part is not in any county file. It is a conversation.

Sources: Cook County Assessor’s Office and DuPage County GIS, plus OpenStreetMap for rail. Sales are filtered with the Assessor’s own flags for multi-parcel sales, sales under $10,000, excluded deed types and repeat sales within a year, plus a $10 to $250 per square foot price check. The flags do not certify that buyer and seller were unrelated, and a blank means no usable sale is in this dataset, not that the building never traded.
