Two Small Units, Two Right Tenants

537 and 541 N Wolf Rd, Wheeling: two 1,100 SF flex units on the same industrial corridor — the kind of small spaces that sit vacant when they’re marketed generically. Representing the landlord, Jason Bitton matched each unit to the operator it actually fit: Better Bakes LLC, a bakery producing baked goods for distribution, at 537, and an e-commerce collectibles seller at 541. Both leases closed in May 2026 at $1,900 a month.

How the Deal Got Done

Challenge → Move → Outcome

01 · Challenge

Small spaces, thin margins, zero room for vacancy

Eleven hundred square feet is a hard size: too small for most industrial users, too utilitarian for retail. Marketed generically, units like these sit — and on a small building, every vacant month cuts deep into the year’s return.

The N Wolf Rd corridor has the right bones — I-294 and Route 83 access and an established mix of small industrial and flex operations — but small units don’t lease themselves. They need the right operator, found one at a time.

02 · The Move

Match the space to the operation, not the category

Rather than waiting for “an industrial tenant,” Jason marketed what each unit is actually good at. 537 fit a production use — it leased to Better Bakes LLC, a bakery producing baked goods for distribution: product made here, shipped out. 541 fit inventory and fulfillment — it leased to an e-commerce collectibles seller that needed exactly this much affordable, flexible space.

Small deals, run with the same landlord-rep discipline as large ones: real terms — $1,900 a month each, with built-in annual increases at 537 — real operators, and no dead months between pushes.

03 · Outcome

Both units leased in the same month

Both leases closed in May 2026. Two hard-to-categorize units went from vacancy to income in one push — and the landlord’s smallest spaces are now its steadiest.

Why It Matters

The Small-Unit Playbook

The hardest vacancies on most rent rolls are the smallest ones. This two-unit lease-up is the playbook in miniature: know the corridor, name the right user, and paper it properly.

Right-size the story
Small flex spaces lease when they’re pitched to the operations they fit — production, fulfillment, service — not as generic industrial.
2 for 2
Two hard-to-categorize units, two signed leases, one month. Matching beats waiting.
Corridors compound
Every lease deepens the broker’s read on a corridor — who’s looking, what they pay, and what the next vacancy should ask.
