A right-sized pad in a downtown that's filling up

144 N Seymour Ave is a rare ground-lease outparcel in the core of downtown Mundelein — an outparcel fronting the 139–145 N Seymour retail center, inside the Village's transit-oriented redevelopment district and steps from the Mundelein Metra station. The pad delivers 7,500–25,000 SF of flexible, divisible land at $7.50/SF/YR, built for a drive-thru restaurant, coffee or fast-casual concept, bank branch, ATM kiosk, or small-format retailer.

The surrounding blocks have absorbed 500+ new market-rate apartments in the last two years — Station 250, Cardinal Square, and the 101 E. Maple redevelopment — with 740+ units delivered or under construction downtown, including a senior building and the Flaherty & Collins multifamily/townhome project east of Seymour. That rooftop growth, plus daily Metra commuters on the North Central Service line and Pace routes 574 and 593, creates a dense, walkable, built-in customer base. All utilities are already run to the site, and ground-lease or build-to-suit structures are available.

Why the pad pencils

All utilities are already run to the site, cutting pre-development cost and timeline. The leasable area is scalable — from a compact ~7,500 SF drive-thru footprint up to ~0.57 acres — so the parcel and rent can be right-sized to the format, not the full lot.

Positioning

Best suited to a compact drive-thru or modular footprint with land for stacking, circulation, signage, and customer access — rent scaled to the selected format, not the full parcel.

Built For

Who this pad fits

Drive-Thru QSR

A compact freestanding building with stacking, patio, and monument signage on a high-visibility corner.

Coffee & Fast-Casual

Morning Metra-commuter demand plus a dense residential base within walking distance.

Bank Branch or ATM

A right-sized pad or kiosk footprint in a growing, Village-backed downtown corridor.

Small-Format Retail

Scalable land for a modular or build-to-suit format sized to the concept, not the whole parcel.

Inline space in the adjacent center is also available — an 18,000 SF activity space and a 1,720 SF inline unit (available February 2028). Ask for details.

05 · Location

Location & surroundings

Downtown Mundelein is in the middle of a transit-oriented building boom, and this pad sits at the center of it. More than 740 new residential units have recently been delivered or are under construction within a few blocks: Station 250 (165 apartments, just south of Village Hall), Cardinal Square D-1 and D-2 (180 apartments, beside the new pedestrian bridge), Morris Station (108 rental townhomes in the heart of downtown, fully rented), the 46-unit Mundelein Senior Apartments at Prospect Avenue and Hawley Street, and the Flaherty & Collins project on Plaza Circle - 225 apartments, 17 townhomes and 5,000 SF of commercial space, under construction and expected to partially open in 2026. Add the new Starbucks, the Park Street outdoor dining area, and Courtland Commons, the Village's new public park and event space.

The storefront side is filling in with it. The Village counted 38 new businesses opening at the end of 2025 and the start of 2026, with five more existing businesses expanding into larger spaces. Several landed on Seymour Avenue itself - Fenton Brewing Company at 169 N. Seymour, Lakes Apothecary at 404 N. Seymour, and Three Birds Yard Studio at 512 N. Seymour - alongside Jack's Smokin' BBQ at 32 E. Park Street.

Daily Metra commuters on the North Central Service line, plus Pace bus routes 574 and 593, feed a walkable customer base rarely available on a downtown pad. Nearby traffic generators include Taste of Paris and Kracklauer Park (summer concerts and events). Mundelein's median household income is roughly $108K, with about 46% of adults holding a bachelor's degree or higher (U.S. Census QuickFacts).

Elsewhere in Mundelein - on Wirtz family farmland near Route 60, a separate site well outside downtown - the Wirtz Corporation has proposed Ivanhoe Village, a roughly 740-acre traditional-neighborhood development master-planned for more than 3,100 homes plus retail, medical, office and industrial space over an approximately 25-year build-out. Its annexation agreement was approved in December 2022, and in April 2025 the Village Board gave a schools-and-library payment plan tentative approval, but construction has not started and the project remains in initial planning. It is a long-term signal of where Mundelein is heading, not a project next door.

Project details and unit counts are drawn from Village of Mundelein materials and press reports, and should be independently verified.
